New Delhi, August 29, 2026: Realty firm Max Estates Ltd has acquired 84.71 acres of land in West Delhi through a share-swap transaction valued at around ₹420 crore, marking the company’s entry into the Delhi housing market.
The company plans to develop residential and commercial projects on the land parcel and expects the future development to generate revenue of approximately ₹10,000 crore to ₹12,000 crore.
Max Estates announced that it has entered into a share purchase agreement to acquire a 100 per cent stake in nine promoter-owned land-holding companies.
Together, the nine companies own the 84.71-acre land parcel in West Delhi.
The transaction has been structured as a non-cash share-swap deal, meaning the company will not make a direct cash payment for the acquisition.
Instead, Max Estates will issue equity shares to the identified allottees.
Under the transaction, the company will allot approximately 70 lakh equity shares at an issue price of ₹597.50 per share, aggregating up to around ₹420.2 crore.
Following the completion of the transaction, the nine land-owning entities will become wholly owned subsidiaries of Max Estates.
The acquisition significantly expands the company’s land bank and provides Max Estates with a new development pipeline without requiring an immediate cash outflow.
Max Estates currently has a strong residential launch pipeline with an estimated revenue potential of ₹16,150 crore.
The company said its next phase of growth requires continued replenishment of developable land to support future project launches and sales growth.
The newly acquired land is expected to provide between 4 million and 6 million square feet of developable area.
Max Estates plans to create an integrated mixed-format development comprising residential, retail, social and community infrastructure.
The company estimates that the overall development potential of the land parcel could generate revenue between ₹10,000 crore and ₹12,000 crore over multiple phases.
Sahil Vachani, Vice Chairman and Managing Director of Max Estates, described the acquisition as a landmark transaction for the company.
The deal provides Max Estates with its first major foothold in Delhi, one of the key markets within the National Capital Region where the company did not previously have a presence.
The company already operates residential projects in Gurugram and Noida.
According to Max Estates, the West Delhi land parcel is located within an area expected to benefit from Delhi’s westward urban expansion under the Master Plan 2047.
The region is also expected to gain from improving connectivity through infrastructure projects, including UER-II, along with access to Dwarka and Indira Gandhi International Airport.
The large-scale land acquisition is expected to provide Max Estates with a multi-year development pipeline while strengthening its presence across the Delhi-NCR real estate market.
