India’s five listed REITs distribute over Rs 8,900 crore to unitholders in FY26

New Delhi : India’s five publicly listed real estate investment trusts (REITs) distributed more than Rs 8,900 crore to unitholders in FY26, supported by sustained demand for income-generating commercial properties.

REITs are investment instruments that own or manage revenue-producing real estate assets, allowing investors to earn returns from such properties without directly owning them. Under existing regulations, REITs are required to distribute income to unitholders through dividends and other payout mechanisms.

During the 2025-26 financial year, the country had five listed REITs — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Knowledge Realty Trust, Mindspace Business Parks REIT, and Nexus Select Trust.

A sixth REIT, Bagmane Prime Office REIT, was listed on stock exchanges earlier this month.

According to the Indian REITs Association (IRA), the five listed REITs together distributed over Rs 2,566 crore to more than 4.25 lakh unitholders during the quarter ended March 31, 2026. Total distributions for the full FY26 crossed Rs 8,900 crore.

As of the March quarter of FY26, the Indian REIT market’s gross asset value stood at more than Rs 2.72 lakh crore. The sector’s combined market capitalisation exceeded Rs 1.70 lakh crore as of May 22, 2026.

Collectively, these REITs oversee more than 187 million sq ft of Grade A office and retail real estate assets across India.

Since their inception, the five REITs have together distributed upwards of Rs 31,700 crore to unitholders.

Alok Aggarwal said the industry witnessed another milestone year driven by higher distributions, expansion of premium real estate portfolios, and growing investor participation.

He added that as India’s commercial property market matures, REITs are increasingly becoming a preferred investment option for both domestic and international investors looking for transparent and professionally managed yield-generating assets.

The IRA is a non-profit industry body working towards the growth and development of the REIT sector in India.
