New Delhi, August 10: Embassy Office Parks REIT is bullish on the outlook for India’s office market and plans to acquire around 10–12 million square feet of office space over the next three to four years, as strong demand from global companies and emerging technology sectors continues to support commercial real estate growth.
Embassy REIT currently owns and operates a portfolio of more than 52 million square feet of office space across Bengaluru, Mumbai, Pune, Delhi-NCR and Chennai. According to CEO Amit Shetty, demand for premium office spaces remains strong despite global economic uncertainties.
A major driver of this demand is the growing presence of Global Capability Centres (GCCs). Foreign companies are increasingly leasing premium office spaces across major Indian cities to establish and expand their GCC operations.
The company is also witnessing strong demand in the coworking segment, supported by businesses seeking managed and flexible workspace solutions.
To meet the rising demand, Embassy REIT is currently developing 6.2 million square feet of office space at an estimated investment of ₹3,500 crore. Alongside organic development, the company is also pursuing acquisitions to expand its portfolio.
“We are looking at acquiring in the top five-six cities of the country. We have a pipeline of about 10 to 12 million sq ft acquisitions from third party, as well as from our sponsor entity group that we are closely working with,” Amit Shetty said.
The company is evaluating several properties and expects to complete some transactions during the current financial year. Shetty also said Embassy REIT has sufficient debt headroom to finance acquisitions once suitable deals are finalised.
The company’s recent financial performance also reflects the strength of the office market. Embassy REIT reported a 17% year-on-year increase in net operating income to ₹1,020 crore for the quarter ended June. Revenue from operations also increased 17% annually to ₹1,241 crore during the first quarter of FY27.
The REIT declared a distribution of ₹598 crore, or ₹6.31 per unit, to unitholders for the April-June quarter.
During the quarter, Embassy REIT leased 1.3 million square feet of office space, including 0.7 million square feet of fresh leasing. GCCs remained the biggest contributor, accounting for 81% of quarterly leasing, while AI-related companies contributed 21% of new leasing.
Shetty said the leasing trends demonstrate the growing depth of India’s office market, particularly as companies involved in artificial intelligence and other emerging technologies expand their operations.
